REAL ESTATE - HEMET CA MARKET CONDITIONS
The real estate market in Hemet and the rest of Southern California has taken a dramatic shift from the boom years of 2003 through 2005 to what we are experiencing today. It's no secret . . . and I can't in good consciences pretend that everything is peaches and cream - because it's not.
It is NOT Doom & Gloom either.
Hemet CA Real Estate is no different than the rest of the Inland Empire. Real Estate has taken a hit when it comes to the rate of appreciation. The only real estate values that have really gone down in Hemet CA are those that were falsely over-inflated. Hemet sellers hung on to the double digit appreciation that they experienced just a few short years ago. Many who own a home in Hemet thought they would get out before the market did a dramatic turn - so many Hemet Real Estate Investors tried to get out quick. Many homeowners might have had an uneasy feeling in their gut and they too thought they should try and get out of their home before it was too late.
The first wave of Hemet home for sale has passed. Many of them sat on the Hemet MLS for an average of 106 days on market (DOM) - the highest number this decade. This has shifted by March, 2007 the DOM is down into the 80's depending on which Hemet zip code the real estate is located in. year to year figures have shown very moderate increases in the value of homes that are selling. Remember that a 'normal market' is only 4% to 8% - not the 25% we saw back in the heyday. If those days ever return, I believe it may be some time. Supply & Demand
As long as Californians continue to have babies and as long as Americans get tired of the cold weather found throughout most of the United States and as long as immigrants continue to migrate to the worlds 5th largest economy - California will never be able to adequately keep up with the demand for housing - affordable or otherwise. It does not matter that as far as the eye can see in the Hemet San Jacinto Valley and throughout all of the Inland Empire that there are miles and miles of new homes in Hemet, CA being built and moved into everyday.
There are still more people then there are houses and this age old principal of supply & demand will level the playing field so that the Hemet home will always be valuable
WHO IS SELLING THEIR HEMET HOME IN TODAY'S REAL ESTATE MARKET
When you break it all down, there are really only three reasons to sell your Hemet Real Estate today.
LIFE:
The first reason is by far the best. Very generally, this is when you either want or need to sell because of a change in your life. This is the most typical seller in any real estate market, because life goes on. People are transferred in their jobs; people have more children and need a bigger home; people want to downsize because the they are now empty nesters and the kids are gone. Then there is the negative side of life that happens too - divorce, death and financial hardship.
This is the seller who should expect to receive a fair price for their home in a reasonable amount of time. Depending on personal circumstances on how quick you need or want to vacate your home for sale in Hemet CA will depend on the price you ask for your home for sale. Every property for sale has a fair range that it can sell in - there are no set prices like snack items at a convenience store. Not every 3 bedroom 2 bath home on a given street in a given Hemet neighborhood will have the same value. So, if you want to sell quick -price it at the lower end of the value range. If time and inconvenience is not of the essence, then price it at the higher end of the scale and prepare to wait.
INVESTORS:
Real Estate investors have a completely different agenda than the family oriented Hemet home seller. The Hemet California Real Estate Investor has money on the line that is working for the whole purpose of making more money - the principal that it takes money to make money.
There are of course a number of different types of real estate investors found in the City of Hemet, CA. Perhaps the most misunderstood real estate investor is the 'flipper'. The flipper buys property, often investing money into the rehab and then sells. As a rule the flipper will buy low and sell high - making a profit on the work that has been done. The flipper is often an unsung hero in many Hemet neighborhoods - transforming blighted run down properties into great homes for great new neighbors. Flippers will also purchase new homes in Hemet CA direct from the builder and then either sell them as is, making a profit on the pre-construction price to the price of homes that are then being sold by the builder. Many times the Hemet Real Estate Investor will make his own upgrades to the new construction homes, adding more value at less of a cost than the builder would.
In either case, when the flipper sells high, he adds value to the other homes in the neighborhood as a comp sale. Unfortunately, real estate investors may want to 'get out' of a property because of a change in the market and the investors cash-flow. This often hurts the value of other homes in the neighborhood, especially if it is a new home development in Hemet.
Other Real Estate Investors are 'in it' for the long haul. they recognize that flipping properties creates cash-flow while owning Hemet Real Estate will create true wealth.
HARDSHIP:
This is the most difficult real estate transaction to work with. This seller has suffered some sort of hardship - either personal or financial and often one compounds onto the other. Many times this Hemet seller is in denial about the reality of their situation and believe they can "hang on" and that they will not lose their home or money.
I cannot emphasize how important for this seller to speak to their lender as early in their problems as they possibly can. Often the lender will try to work out a plan to save the home and credit rather than find themselves having to foreclose on Hemet Real Estate; which is a lose-lose situation for everyone.
